What Is Mortgage Affordability?
Mortgage affordability is the lender’s view of how much you may be able to borrow.
It is not based only on income. Lenders may also review spending, debts, dependants, credit history, property type and mortgage term.
A simple income multiple can be useful at the start. However, a full lender assessment is usually more detailed.

Why Income Multiples Are Only a Starting Point
Many affordability estimates begin with an income multiple.
For example, a calculator may apply a standard multiple to household income. This helps create a quick planning figure.
However, lenders do not all use the same method. Some may lend more where income is strong and commitments are low. Others may lend less where the case carries more risk.
